Description
This is Figure 15A from the Love Canal Area Settlement Study, created by The Saratoga Associates. It presents a conceptual development plan for an Office/Light Industrial Park located within the Emergency Declaration Area (EDA). Key features include:
Lot Layout:
- Multiple 3–5 acre parcels for development, each intended for buildings between 30,000–60,000 square feet.
- Each building has a 100-foot setback from the existing chain-link fence surrounding the containment area.
Infrastructure:
- Roads loop around and through the parcels, providing access from new connections to Colvin Boulevard and Frontier Avenue.
- Entry/drop-off point indicated for a proposed commercial/hotel complex at the site’s southern end.
Site Amenities:
- 30% of each parcel is designated as greenspace.
- A large wetland/water feature occupies the center of the site near the Love Canal containment area.
- Parking spaces are allotted at 3 per 1,000 square feet of building space.

- Adjacent residential area marked as Black Creek Village.
- Side panel includes a more detailed architectural rendering of an individual office/hotel site.
